NEBF, our development partners, Ellis Partners LLC and Transbay Holdings, and our co-investor, CarVal Investors, are leading the re-development of the Oakland, California waterfront. The Jack London Square project entails the acquisition and renovation of four existing office/retail buildings and the construction of three new office and retail structures, plus associated structured parking. The project will be anchored by the Jack London Market, a landmark fresh food market which will combine the best of California foodstuffs and culinary arts in one location. Restaurants and other retailers will re-energize this unique waterfront location and provide an amenity base for office tenants which will be unmatched in the East Bay. In all, the project will total over 450,000 square feet of commercial space at a total cost of over $190 million. NEBF will provide approximately $25.5 million in joint venture equity to the project, plus approximately $26 million in credit enhancement. Successful execution of the development plan requires flexibility, a long-term perspective and the ability to deal with complex structures - qualities that both NEBF and our partners have in common. These qualities, in addition to proven development expertise and substantial financial wherewithal were also critically important to the Port of Oakland, which is the ground lessor for the site. NEBF and our partners share a place-making vision for the Oakland waterfront, creating both a landmark mixed-use project and value for NEBF.
