Washington D.C. Site Acquisition
For real estate investors, Washington, DC is one of
the most competitive markets in the world. When
the opportunity arose to acquire almost nine acres
of land located at the junction of the Capitol’s
two rivers and near the city’s new proposed baseball
stadium, NEBF reacted swiftly, negotiating and closing
the complex acquisition and development transaction
in less than 45 days. NEBF’s deep market
knowledge enabled it to immediately recognize the value
of the site’s 2.7 million square feet of development
rights. Given the magnitude of the project, NEBF
relied on its strong relationship with an institutional
equity partner to bring additional equity to the transaction,
and used its flexibility to accommodate that partner’s
1031 exchange needs. In addition, NEBF’s
relationship with a nationally known lending institution
paved the way for competitive debt financing on the
deal. Initially, NEBF committed $20 million of
joint venture equity and used its balance sheet to
provide recourse to the lender in order to secure the
best possible loan terms. Our market knowledge,
reaction time and financial strength are characteristics
that enabled NEBF to capitalize on a tremendous opportunity
in a strong market.
